Where I can find a good used jewelry CASE?

I am a wholesale buyer, the retailer looking for a used jewelry cases good. Has anyone had experience with any settlement companies, trustees, etc, in particular (you may have this type of equipment)? I would appreciate any help someone can provide.

We wholesale fashion jewelry and accessories and have customers that need in many instances the cases. In New Orleans used showcases are listed in the miscellaneous section of the classifieds. Some areas have companies that are responsible for store fixtures used to sometimes have. Another source is close to major retailers often sell the latest accessories. And other accessories can be purchased from Omaha and other companies. They are sent to you by truck load.

What type of financing is used in a Real Estate Deal Wholesale, and I need to qualify?

Together, my partner and I have a total 450 combined wholesale deals in the last 7 years. And most of these agreements were funded in two different ways and they are:

1.) CASH OFFERS ONLY. When the investor / buyer together all in cash at closing to buy the property. My favorite type of buyer (cash is king:))!

2.) HARD MONEY (Private funding). Money is hard "private money", ie no traditional banking institutional guidelines associated with money. The money comes of individuals to give their own money directly to the wholesale buyer. The money that is called "HARD MONEY" because the point (4-10 points for trying) are high and interest rates are high (12-20%) and average duration of only 12 months! Now that some money DANG HARD!

money that has some very "hard" conditions, but also has its advantages! Here are some of the great benefits of using hard money as an investor Real Estate:

* The treatment is usually a real "NO MONY DOWN" deal! You can not beat that! hard money lenders you can provide your:
a.) the purchase price
b.) repair costs
c.) all closing costs
And all on a roll of the mortgage. In addition, lenders hard money do not require you to put the typical 10% to 20% with respect to the property being purchased (the conventional banks do not!)

* Lenders Hard money is usually given in any property, regardless of their current condition, while most conventional lenders (banks) will not!

* Hard Money Lender does not report to credit agencies! So your debt / income NEVER be made regardless of the number of loans hard money that you have open! This means that you can make multiple offers at once using different hard currency.

* Many hard money lenders even give you 3-6 months after closing on the property before you need to make your first mortgage payment to them. This gives you time to repair and rental property or sell before their first payment is due! This really reduces traditional "operating expenses" greatly!

So as you can see, hard The money has been specifically designed to suit the special needs of real estate investors. Although the money is "hard" conditions, it works so well for property investors. Typically, most investors who borrow hard money can not remain in the loan for an average of only six months before anyone expected refinancing or resale of the property in question.

We, as the Wholesale Real Estate NEVER own anything long term. The longest ever own is a couple of hours during a closing "double" over the "double closing" in another time.) And if we are "the allocation of contracts" that NEVER own at all.

Therefore, do not have to "qualify for funding." When a deal is structured with a hard money lender and a close "double will close the deal done, the same hard money loan is used for agreement, closes both sides of the transaction (between you and the original vendor and you and your investors / buyers).
